Hey, and welcome to this Rentibly how-to: owner expenses. A pest treatment at our Denver loft needs billing to its owners — let's set it up properly, receipt and all. Here's what we'll cover — the chapter times are right here, and in your player. Let's get started.
Every cost you pay on an owner's behalf is an expense — and each one has a category. They live in Settings, under Owners, Expense Categories. The built-in ones are fixed: cleaning, maintenance, utilities, commission and more. And this pill decides whether owners can see that category in their portal. Need one of your own? Add category: Pest Control. Pick a colour, and Save. New categories start hidden from owners — switch them on when you're ready.
Now log a cost. Finance, Expenses: everything across your homes. Owner-pays expenses come off the owner's payout; PM-pays costs stay on your own books.
Add Expense. The property: Juniper Lofts. Choose a property and the cost is shared between its owners by their share — or pick one owner to bill them alone. Today's date, one hundred and twenty dollars, and the owner pays. The category, Pest Control, and the vendor.
What it was for. Then attach the invoice — it's kept with the expense, and stays internal until you choose to share it. Under Owner statement, you could keep this off statements, or hold it until a later one. Save expense.
It's saved, and it will come off Juniper's owners on their next statement. For costs that come round every month — internet, a cleaning contract — Recurring expenses creates them for you, on schedule.
Thanks so much for watching! If you're already on Rentibly, open Settings, Expense Categories, and make sure owners see the categories you want them to. And if you're not on Rentibly yet, book a demo call, and we'll show you all of this, live.
